When I bought my first house, I didn’t know what I was doing. I knew what I wanted but, I overlooked some important things. Now, all these years later, I’ve personally purchased more than a dozen houses as either investments or to live in. Buying a house is a decision that should be made with careful consideration. There are loads of things to contemplate before you even start looking homes or locations. That’s why I created this list, 12 Questions you NEED to ask yourself before you buy a House.
#1 How much Home can you afford? The 1st step when looking to buy a house is to speak with a lender so you know how much home you can afford.
#2 What type of home do you want? Are you looking to buy a home to live in or are you looking at real estate as investment. If you’re wanting a home as your primary residence, you’ll want to buy a single-family home.
#3 Do you want to hire a realtor? If not, why? Did you know that if you’re buying a home, you don’t have to pay the Realtor? A Realtor will walk you through the complicated process of buying a home.
#4 Do you want to build a house or buy existing? If you build, you’re likely to have some additional costs once you close. Things like landscaping & installing a fence. Existing homes require more maintenance. An older home can take a huge commitment of time & money, repairing & replacing things.
#5 How many bedrooms and bathrooms do you NEED? Start with your minimum requirement & go above that if you find the right property.
#6 How big of a home do you want? Start your search with the smallest home you’d consider. You could miss a gem by searching for a home that’s bigger than you need. Because there are so many factors that go into finding the BEST home, you don’t want to limit your search.
#7 How much yard do you want? Most people want a BIG yard. Large yards are great, but they can be expensive & time consuming to maintain. You may prefer a small yard & use that spare time and money to do the things you really enjoy.
#8 How are the schools & amenities? Carefully consider your drive time to work, stores, restaurants, the gym, entertainment & outdoor recreation.
#9 Do you need a garage. Most people want at least a 2-car garage because they want to protect their vehicles from theft, vandalism & the elements.
#10 How far from the things you NEED & LOVE are you willing to go, to find an affordable home, or to get a house at all? Most people have a limited budget which means they often can’t afford to live close to work, family, friends & etc.
#11 Timing. How quickly do you want to get into a house? If you buy an existing home, you can move into the house in 30-45 days. If you build a home, it could be 7-10 months before you can move in. If you’re qualified to buy a home, what are you waiting for? Go put something under contract. For most people, buying a home is the best financial decision they will ever make.
#12 What is the long-term plan for this house? Are you looking for a place to put down roots or are you looking at RE as an investment? When I was younger my wife & I used our first home as steppingstone for our next home which was bigger & in a better location. We did this several times, until we found ourselves in a location we absolutely love & in our dream home. Now, we are buying investment properties & paying down our primary residence. The path we chose worked great for us, but there are dozens of ways real estate can be used to ease the burden of life & help you become independently wealthy.
